Property Description

Farmstead for sale
This property is a one-of-a-kind, a sustainable living farmstead with a 3000 square foot totally remodeled farmhouse beautifully maintained outbuildings that sit on 11.77 acres. The house was built in 1904 and has two additions that were added in the 1970s. House outside, renovations: 16 years ago replaced all the roofing, soffits, gutters, siding, exterior doors, and windows.
Inside renovations: Removed all the lath and plaster on the interior, insulated the exterior and interior walls and attic spaces, rewired and replumbed the entire house to current code, and refurbished all the original hardwood floors both upstairs and down. Installed 10' and a 6' foot bay windows and a spiral staircase from the living room to the downstairs family room that has electric floor heat and a sauna.
There is a full porch on the north side of the house and an entry/slash mudroom on the west side with the bathroom. There is an extra sink in the hallway.
The kitchen has a plethora of cupboards redone in 2020. White and clean with brick to resemble a French country cottage or chic motif.
In 2005 a forced air propane furnace was installed as well as an off-peak electric furnace. Sellers built a fieldstone hearth and installed a wood stove with all the pipe and flashing to homeowners' insurance specifications. The woodstove is adequate to provide most of the heat for the house on even the coldest winter night. It's also a central place to cozy up with a good book or hot drink.
The hot water heater is a Marathon 100 gallon with a lifetime guarantee. The house has a water softener and a reverse osmosis system.
Additionally, there is a 2500-gallon cistern in the basement. The farm is supplied by a rural water system and has two working wells. One well was rebuilt entirely with an electric pump for livestock and irrigating gardens and a hand pump that provides water 24/7 365. The second well is set up to supply the house but would require a pressure tank and some replumbing.
All the outbuildings have 110/220 electrical service for convenience operating welders, grain grinders, and other agricultural machinery. There is a three-phase wired for the grain bin dryer system. A 10KWH generator is in place to provide power to the farm. There is a 500-gallon gas tank to keep that generator running.
Fiber optics come into the house, and the powerlines are all underground. There is also an option to switch off the primary grid from the line that is fed into the farm.
There is an extensive array of established food production on the property, including Asparagus, Herb Garden, Raspberries, Strawberries, Apples, Plums, Cherries, Walnut Trees, and two large Vegetable Gardens.
These two plots are a gardener's paradise with rich black soil.

All the above buildings were reroofed with tin in 2005 except the two Quonsets that were re-shingled in 2009. All the outbuildings had all the barn sash windows replaced and the sills and sashes replaced. The barn resided with tin in 2009, and in 2021 sellers started to install tin siding on the remaining outbuildings but only completed half of the three-stall garage. All the tin is on hand to finish the job.
